Disclosures

Short answer

Lending partners may pay us when you are matched or take a loan, which can affect which lenders we show and in what order. We are not a lender, we guarantee nothing, and borrowers never pay us. We refer you to independent lending partners, and we claim no lending license. Partner agreements are not signed yet.

How we are paid

Lending partners may pay 1st Advantage Mortgage when you are matched with them, when you apply, or when a loan is made. Payment terms differ by partner. Because partners pay us, we may be more likely to show partners that pay more, and not every lender on the market is shown. The amount we are paid is not charged to you and does not change the amount you owe a lender. Partner agreements are not signed yet, so no borrower request is being sent to a lender today.

What we are not

  • We are not a lender, a bank, or your agent, and we do not make credit decisions.
  • We do not guarantee an offer, a rate, an amount or an approval. We do not promise a loan without a credit check.
  • We refer you to independent lending partners. We do not claim any license to make or broker personal loans.

Rates, APRs and terms

We do not set rates or terms. Each lender's rates and terms depend on your credit, income, debts, amount and term. Under the federal Truth in Lending Act, a lender must give you the APR and finance charge before you are obligated. If a lender asks you to pay before you receive the loan, walk away.

Fair lending

We screen with objective facts you tell us: amount, credit range, income from any source, and monthly payments. We do not consider race, color, religion, national origin, sex, marital status, age, receipt of public assistance income, or the exercise of rights under consumer credit law. Publishing local guides first for some places is an editorial choice about content; it is not a limit on who may submit a request.

State notices

Rules for businesses that refer borrowers to lenders vary by state. We do not make loans and we do not claim any license to make or broker them. If a state requires a registration of us, we will list it on this page before we send referrals in that state. Partner availability varies by state. Complaints may be sent to sales@firstadvantagemortgage.com, to the CFPB at consumerfinance.gov/complaint, or to your state regulator.

Reviews and ratings

We do not publish consumer reviews or star ratings on this site. We will not show a rating unless it comes from verified customers and is visible to everyone.

How compensation could affect what you see

Because lending partners may pay us when you are matched or take a loan, there are ways the arrangement could influence what you see. We list them so that you can weigh our guides accordingly. A partner that pays more could be shown first. A partner that does not pay us may not be shown at all. A partner could be added or removed for business reasons. For these reasons, the lenders we show are not a complete list of lenders in the market, and nothing here is a recommendation of a particular lender. What these disclosures do not mean

Nothing on this site is an offer of credit or a commitment to lend. Any estimate, calculator output or Census figure on a local page is educational. If you submit a request, it is a request for matching, not an application with a lender. Any lender you are matched with makes its own decision and gives its own disclosures.

Plain answers to common questions

Do you work for me or for the lender? Neither. We publish guides and refer requests. A lender you apply with is your counterparty, not our client, and nothing on this site is an agreement between you and us to find you a loan.

Why do you show some partners and not others? When matching goes live we will show partners whose guidelines fit your answers and who have signed with us. That excludes lenders we do not work with. For a wider view, ask a credit union and compare offers from sources outside this site.

Will you tell me when you are paid? We tell you that we may be paid, and we do not charge you. We will not hide it when a specific partner is shown.

Do you review lenders? We do not publish reviews or ratings. We encourage you to check complaints in the CFPB database and your state regulator's records.

When we update this page

If our compensation, partners or practices change, we update this page and its effective date before the change takes effect for borrowers.

Our relationship to the mortgage company

This site is published by a mortgage company. Mortgage lending is a separate product and is not offered on this site. Nothing here is an offer or solicitation for a mortgage, and your use of this site does not create a customer relationship for any other product.
